Q. When will the project be ready for occupancy?
A. 139 Market Ave. is currently available for quick possessions.
Q. Who are the developer, designers and contractor for District Condominiums?
A. StreetSide Developments, a Qualico® company, is both the developer and the general contractor for 139 Market Ave. The design team consists of 701 Architecture Inc., Tower Engineering Group (Structural Engineers), SMS Engineering Ltd. (Mechanical & Civil Engineers) & WSP (Electrical Engineers).
Q. How many floors and suites will the building have?
A. 139 Market Ave. will have 6 floors, and 64 residential suites in total. There will be two commercial suites on the main level of the building.
Q. What type of construction is used for District Condominiums?
A.139 Market Ave. is a conversion of two existing 100 year old warehouse buildings constructed with multi-wythe masonry exterior walls and heavy timber framing on a concrete strip footing foundation. Floors are constructed of 2x6 wood framing on edge laminated together.
Q. What level of soundproofing can be expected at District Condominiums?
A. The walls between the suites are constructed of a steel stud wall with insulation and two layers of drywall on each side. The floors are constructed of existing heavy timber beams, existing wood 2 x6’s on edge, ¾” underlayment and 1-1/2” gypcrete floor topping.
Q. What is the heating system at District Condominiums?
A. Electric baseboard heaters are the main source of heating in the residential units.
Q. Is air conditioning standard?
A. Each suite will be equipped with a wall mounted ductless air conditioning unit located in the main living area. All suite condensing units (air conditioning) are located on the roof of the building.
Are appliances included in my purchase price at District Condominiums?
A. There are (3) appliance packages available as an upgrade that will be specific to certain units. The packages are as follows:
- Standard full size stainless steel appliance package that includes fridge, range, OTR and dishwasher.
- Compact stainless steel package that includes fridge, range, hood fan, microwave and dishwasher.
- Compact stainless steel package that includes fridge, range, OTR and dishwasher.
Q. Am I able to customize condominiums at District?
A. Each suite comes assigned with a pre-selected design package, by our Interior Designer at StreetSide. There are 3 packages with various inclusions, but all include vinyl plank flooring and quartz countertops. For more information, please speak to your sales representative.
Q. What security systems will be incorporated?
A. Access to the building will be via secure interphone located at the main and rear building entries. Closed circuit TV will monitor all building entry points. Deadbolts and peep holes will be installed in all suite entrance doors. Residents are responsible for the purchase and installation of their private, security systems (wireless systems are recommended). Programmable key fobs will be used to access the building entries.
Q. What materials and features will the exterior of the building have?
A. District 139 Condominiums exterior is finished with existing masonry, fiberglass windows, aluminum building entries and corrugated metal siding.
Q. What fire safety systems will be incorporated?
A. The building is equipped with a comprehensive fire alarm system that includes a full fire-suppressing sprinkler system, fire alarm horns and strobe lights, hard-wired in-suite early detection smoke and heat detectors, and emergency exit lighting and signage. The suites are separated from each other with a 1-hour fire resistance rating on wall and floors.
Q. What type of roof does the building have?
A. The building will have a combination of fully adhered and ballasted EPDM roofing.
Q. What kind of windows will be installed?
A. 139 Market Ave. will have new triple pane fiberglass windows with argon gas fill and a Low-E coating.
Q. What are the advantages of a condominium and how does condominium ownership work?
A. A condominium is a legal form of shared ownership, where the owner holds title to the individual apartment home, and a shared interest in the building and grounds common elements. A condominium allows for the financial benefits of ownership while leaving the chores of property upkeep and maintenance to professional property managers. Residents will purchase their condominium homes outright and pay a monthly "condo fee" to fund all shared common area expenses. Additionally, the condominium corporation will also save the individual owner money on longer-term upkeep of the building, such as roof maintenance, because the cost is shared by all residents. Condominium living provisions a maintenance free lifestyle.
Q. What are the Common Element Fees at District Condominiums and what is included in the common element charge?
A. The comment element "condo fee" will be based on your pro-rated share of the common element expenses of the building. The estimated condo fees are available upon request and may vary between suites. Common element costs include all "common elements" or shared costs including (but not limited to) common area heating and cooling, maintenance, grounds keeping, service contracts for elevators and safety equipment, professional management and janitorial costs, building insurance, (owners require separate condominium contents and betterments insurance), snow and garbage removal, lights, power and telephone in the common areas, in-suite and common area power, water and sewer, as well as replacement and maintenance reserve charges etc. Residents pay separately for telephone, cable TV, internet, contents insurance, and property taxes.
Q. As a suite owner, will I have any part to play in the ongoing operation and management of District condominiums?
A. The project will be professionally managed by a Rancho Realty Services who will work directly for the Condominium Corporation Board of Directors. As a unit owner in the building, you have voting rights in your condominium corporation. An annual general meeting of all unit holders will be conducted to review the business of the corporation. You may participate in the management of the project to a greater extent, if you wish to stand for election to the Condominium Corporation's Board of Directors.
Q. What are the common areas available for a District suite owner?
A. Amenities at 139 Market Ave. include a fitness room, common rooftop terrace and an amenity lounge. Exclusive use private rooftop terraces are now sold out. Outside of amenities, elevators, lobby areas and corridors are all common areas.
Q. What type of parking is provided?
A. Residents will have various options to fulfill their parking needs, including select leased surface parking lots in the neighbourhood.
Q. Is there storage lockers?
A. Yes, each suite comes with a storage locker
Living at District
Q. Have Rules and Regulations been established for residents of District Condominiums?
A. The rules and regulations will be described in detail in the project condominium documents and by-laws. Every condominium project has rules regulating the use of the common elements, patios, improvements etc.
Q. Can I purchase a condominium home at District Condominiums and rent it until I am ready to occupy it myself?
A. You may rent your condominium provided you comply with all rules and regulations of the condominium documents.
Q. What type of insurance will I require with respect to my new condominium home at District Condominiums?
A. The condominium corporation will provide insurance for the overall building. Owners will require separate condominium unit owners insurance on their contents and any upgrades and improvements.
Q. Where is mail collected?
A. Mail is collected in the main entry lobby area.
Q. Are pets allowed at District Condominiums? The project by-laws and declaration will describe the rules in detail, however one domestic dog or cat is permitted, and a second pet is subject to board approval. All pets must be registered with the board.
Q. How will I dispose of my garbage and recycling at District?
A. Garbage and recycling bins will be located outside near the rear entry of the building.
Sales and Pricing
Q. How can I reserve a new District condominium and when will I have to make payments?
A. You can place a short-term reservation on a suite at District 139 Market Avenue in the form of a refundable cheque. The reserve money can then be put towards your down payment when you complete an offer.
Q. Is the GST included in the purchase price?
A. The purchase price has been presented with both GST included and excluded for purposes of clarity, but all offers will include the net GST in the purchase price. The rebate is initially paid out by the builder and subsequently credited back to them.
Q. What are my real estate taxes likely to cost at District Condominiums?
A. The City of Winnipeg will not confirm property taxes. Approximate anticipated values in consideration of area and size of suites are $1,500 - $3,500, but this is subject to review and confirmation of the City of Winnipeg.
